NYU Langone Health - Garden City, NY

This project is located on Franklin Avenue in Garden City Long Island. The site is bordered by 12th Street to the north and 11th street to the south. There is an attached multi-level parking garage which has entrances on 11th and 12th Streets. A ramp from 12th street connects to a below grade service dock. The renovated building will have two main entrances, one directly off Franklin Avenue on the west and one to the east from the parking garage. Exiting entrances on 11th and 12th Streets will be closed, and their paved plaza space converted to a lawn with new trees.

This project is an adaptive reuse of an existing Sears department store, which converts it to an outpatient clinical facility.The existing building has approximately 271,000 square feet of floor space distributed over three floors above grade and one below grade level. The attached 1,184-car parking garage also has three full floors with a mezzanine and connects directly to the building on its three lower floors. Clad in patterned pre-cast concrete panels, the existing building was designed by the noted modernist architect, Edward Durrell Stone, and opened in 1972 as a Bloomindales department store.

The renovated building will be internally organized along its east face with a daylit concourse which acts as a waiting area for the patients. Treatment rooms, staff spaces, support and offices are all arranged to the west of the concourse into a gridded street-like organization. Staff break out spaces and offices are located along the building perimeter. Several strategic interventions to the building and parking structure are proposed to improve the functionality and experience of the new facility’s occupants.
